Karen Davidson

President and CEO

Karen graduated with a bachelor’s degree in accounting from St. Leo University and a Master of Accounting from Nova Southeastern University. She has been a senior finance executive with 25 years of experience in health care and non-profit organizations with a focus on developing and executing financial, operational and strategic plans to grow the profitability of highly complex, multi-entity organizations. Her role at GGI includes managing operations for finance and all sub-functions including information technology, procurement, treasury and investments, building maintenance, and insurance lines of coverage. She has a passion in supporting organizations that assist individuals and families in our community that have barriers to employment and housing.

Carol Richmond​

Chief Financial Officer​

Carol graduated with a Bachelor of Business Administration from Northwood University. As Chief Financial Officer, Carol brings over 20 years of experience to Gulfstream Goodwill, in finance and accounting. She is a meticulous financial leader with expertise in cash management, cash forecasting, budgeting, and strategic planning. Prior to her time at Gulfstream Goodwill, she held leadership roles at Palm Tran Inc., MorseLife Inc., and Palm Beach County Clerk and Comptroller’s Office. Carol is dedicated to providing compassionate support to vulnerable individuals, which is why she has worked in non-profit and the public sector for most of her career. 

Kerri-Ann Brown, MSc.​

Vice President of Housing Services

Kerri-Ann possesses over 14 years of experience in the field of Homelessness/ Housing and is passionate about serving people who are living with mental health diagnoses and substance use disorders. With an educational background in Human Services, Kerri-Ann has a remarkable track record of providing quality services to underserved populations and believes in working for the good of those who face challenges. In her role at Gulfstream Goodwill Industries, Kerri-Ann oversees the Housing Resource Centers (Shelters), Homeless Residential and Affordable Housing programs providing strong leadership to a multidisciplinary team.

Senior Director of Business Development & Contract Operations​

Joshua Lee is a seasoned professional with over 25 years of experience in various facets of management and business development. Currently serving as the Senior Director of Contracts and Business Development at Gulfstream Goodwill Industries, Joshua brings a wealth of expertise in retail management, loss prevention, and safety to his role. Throughout his extensive career, Joshua has demonstrated a keen ability to drive results and foster growth within organizations. His strategic leadership has been instrumental in developing and implementing successful business strategies that optimize operational efficiency and maximize profitability.  With a strong track record of leadership and innovation, 

Laura Waterman

Senior Director of Community Programs

Laura joined Gulfstream Goodwill Industries (GGI) in 2014 and she has been instrumental in creating successful programs for both at risk youth and adults reentering our community. Laura’s knowledge, commitment and passion for the re-entry population is an integral part of Gulfstream’s successful programs outcomes. As a result of her successes and the growth of justice service programs, Laura was promoted to the Director of Justice services, overseeing the programmatic and administrative priorities of the justice programs. In 2022, Laura’s role expanded to include the programmatic oversight of Capabilities of the Palm Beaches Adult Day Training program. These are programs offered to participants with Intellectual and Development Disabilities (IDD) to provide life skills, job training, social experiences, and inclusive community involvement. Additionally, Laura provides training in Motivational Interviewing for GGI and other nonprofit agencies.

Devorah Kermisch is a dynamic nonprofit leader with over two decades of experience in strategic community engagement, fundraising, and organizational development. She currently serves as Director of Community Relations at Gulfstream Goodwill Industries, where she leads high-impact outreach initiatives and forges vital partnerships that enhance the organization’s mission to empower individuals through employment and training programs.
Prior to her current role, Devorah held key leadership positions at notable organizations including the March of Dimes, and American Diabetes Association. Her expertise spans donor relations, program development, special events, and executive leadership, consistently driving visibility and support for critical causes.
Devorah holds a Bachelor of Arts from The Ohio State University. Passionate about strengthening communities, she brings a unique blend of empathy, creativity, and results-driven strategy to every initiative she leads.
